Management companies communicate directly with tenants, saving you time and worry over marketing your rentals, collecting rent, coordinating maintenance and repairs, and handling evictions when necessary. Your property manager will handle the daily tasks, tenant screening, security deposits, and leases.

We advertise on popular websites, including our own, and on several local social media channels.

We require a credit score of 600 or higher, income equal to 3x the rental amount, a clean background check, and acceptable rental history verification.

Owner payouts are made between the 10th and 15th, monthly.

Rent is due on the 1st of each month with a 5 day grace period. Late notices are delivered on the 6th of the month.

If payment is not received within 10 days, Spartan Property Management will begin the eviction process with the magistrate court.

Quarterly inspections are conducted to verify tenant compliance and to address any maintenance concerns.

Maintenance requests are submitted via the tenant portal.

Maintenance requests over $250 require owner approval.

Exceptions include, but not limited to, heat, electrical, plumbing, and any maintenance that may be a risk to life, limb, eyesight, or may jeopardise the structural integrity of the home.

We like to stay in contact. You’ll receive quarterly updates for inspections, and as often as necessary to ensure you are comfortable in your new home.

Pets are allowed at the discretion of the home owner.

If allowed, there is a fee of non-refundable $250 per pet.
